Our Tenant Find Only Service is for those landlords who are keen to manage their own properties. We organise all the marketing for you to ensure that your property reaches the widest possible audience and take care of the extensive paperwork that goes with setting up a tenancy, handing it over to you once everything has been signed and your tenants are in situ. We have assisted many landlords on this basis in the past and they have come back to use our service time and time again.

  • Rental Appraisal Our extensive knowledge of the local area will help you identify the rent achievable in line with current market conditions and trends.
  • Legislation and Health and Safety Review of the property We will advise on all current legislation requirements for you as a Landlord and your property. We will also ensure that we discuss how to ensure your property meets the current Health and Safety Legislation
  • Marketing Once we have completed the valuation and appraisal we’ll start marketing the property on the major portal as well as our own website and high street offices. We will also get in touch with our database of tenants and start conducting viewings straight away.
  • Finding a tenant We will consult with you to make sure we identify the exact sort of tenant you are looking for. Once a prospective tenant is identified we will arrange an appointment for you to meet them and approve the beginning of their application
  • Obtaining references Once you have approved the applicant we will swing into action and coordinate a comprehensive 7-year credit check to make sure we know exactly who we are dealing with. Once everyone is happy, we’ll draw up the tenancy agreement and circulate it to be signed electronically.   • Preparing the tenancy agreement Once everyone is happy and the credit and identity checks have been successful, we will draw up the tenancy agreement and circulate it to be signed electronically.
  • Move-In Day Prior to the tenancy beginning we will collect the first month’s rent and deposit. We will arrange for the tenant to collect keys from one of our offices or coordinate a suitable time for your new tenants to meet with you.
  • Hand the day-to-day management back to the landlord Over to you! We will transfer the rent and deposit to you less our fees.
